Ironstate Properties, a premier residential real estate developer and manager of luxury apartment rentals in Northern New Jersey, is on the lookout for an exceptional Leasing Specialist to become a key player in our Jersey City properties. This is a Full-Time position.

Salary range: $55K - $60K plus $150 commission/unit

Responsibilities include but are not limited to:

• Greet prospects and positively present property and amenities to prospective tenants.
• Qualify by covering all criteria (ask questions; utilize completed guest cards, etc.).
• Immediately record all telephone and in-person visits on appropriate reports.
• Inspect available “market ready” units, communicate related service needs to Operations Manager/Director of Operations.
• Demonstrate community and apartment/model and apply product knowledge to clients’ needs by communicating the features and benefits; close the sale.
• Immediately follow-up on prospects that did not close, negotiate leasing terms and conditions and reattempt to close sale. If unable to help prospect, refer them to affiliated communities to meet prospect’s needs.
• Assist management team with other various tasks as required.
• Maintain a professional, yet friendly, atmosphere in the leasing offices and other areas where prospective residents and current residents meet.
• Maintain awareness of local market conditions and trends. Contribute ideas to the property manager for the marketing community and for improving resident satisfaction.
• Complete and file Guest Card information form on all clients, send thank-you notes and perform follow-up.
• Physically inspect community when on grounds, pick up litter and report any service needs to maintenance staff. Inspect move-outs and vacancies.
• Conduct market surveys and shop competitive communities.
• Organize and file appropriate reports, leases, and paperwork.

Qualifications:

• 2-4 years of sales or leasing experience
• Excellent verbal, written and interpersonal communication skills.
• Strong computer skills and knowledge of MS Office required.
• Knowledge of Yardi or a similar property management system preferred.
• Must possess a positive attitude.
• Ability to work a flexible schedule, including evenings and weekends.
• Neat, clean, professional always throughout the workday and/or whenever present at the community.
